So, you have a million dollar listing?  Does it look like a million bucks?  If not, I can guarantee you few will want to buy it!  This is a home that we recently staged.  Tell me, does this look like a million bucks?

  

This is the primary living space of a nearly million dollar home in Seabrook Island, SC.  Looking out the windows you may notice that it is on a golf course, which has a lot to do with it's price tag.  The built ins and the fireplace are great.  Tell me though.... which of these sets of photos (above or below) looks more like a million dollar home?

  

The targeted buyer for this home will be a retired couple.  They will likely use this as a vacation or second home.  The colors for staging were dictated by existing colors already in the home (which will be discussed in another blog). 

The agent for this property hired us based on two other homes we had recently staged.  They were impressed at the transformation and the overall differences in showing the homes had on potential buyers.  Staging is not only about adding size and scale to a room, which are vital, but also making a home feel like its list price.  In this case, it needs to look and feel like a million bucks!

Add notes to your photos for FREE

You have to check this out -- You can now add photo notes to the bottom of your photos to tell the reader what they are looking at and the notes are below the photo and not on top of like a MLS watermark.

This Web site is really cute and I know you're going to have a ton of fun with it! This site allows you to upload one of your photos and then make it into a Polaroid style with text. And did I mention it's extremely easy to use and FREE!  Check out PhotNotes

Photo NotesFirst, you click the Choose button and select a photo from your computer that you want to Polaroid-ize! Once you've done that, select a Polaroid frame you'd like to use. I like the ones that are set off at an angle.

Next, select your text color. Then just simply write your text. You have up to 50 characters, so you can be pretty creative! Now, you're all set and ready to click the Preview button.

You will then see the photo you selected all done up with the text and colors you chose. If you don't like it, hit the Back button on your browser and change it around.

The second step on the preview page is to fill out your e-mail address on the From: line and then put the e-mail address you'd like to send your Photo Note to in the To: text box. Make sure you only put one e-mail address per line! Next, just type in the code provided in the picture and then press the Send button. Doing that will also generate a link to the image so that you have one for your own records as well.

You can then click Send Another to start a new one. If you decide to make multiple images in one sitting on this site, when you get to the code you have to type in, you will want to right click on the image and choose Reload. For some reason, the images didn't refresh when I made a new image, but reloading it fixed the problem.

I right click on the image that I create and a window pops up and I click on "Save Picture As" and select the directory on my computer so I have the photo I can use to upload or do with what I want.

Who Has 500,000 AR Points? Which State Has the Most AR Members? Which state has the fewest? Here are ALL your Answers:

With over 122,000 members on board, Active Rain has become quite a Force.  I recently ventured into the "States" section, curious to see where our members come from. 

 

I was not surprised to find that California had the most members, 18,113 to be exact.  Florida came in second with 13,884 members on its roster.  To make it to the front page of AR for the state of California, you have to have scored at least 97,541 points.  Florida's members are even more competitive:  to make it to the front page in that state, you better have over 110,000 points under your belt.  The reigning queen and king of that state are  Sharon Simms and Bryant Tutas, both in the over 400,000 points club, getting ready to break the 500,000 mark.  The fourth most popular AR blogger, the team of Nestor & Katerina Gasset with almost 400,000 points are in fourth position.  Florida is one competitive state!  With my paltry 190,000 points, I would be somewhere on the bottom part of page one, instead of the fourth placement I hold in SC.

 

What's the easiest entry into the front page?  If you said Alaska, you're wrong!  With 174 members and a high score of almost 150,000 points for its top member, Jesse Clifton, Alaska has more members than Vermont (138), South Dakota (115), Wyoming (98) and North Dakota (71).  The state with the fewest members is not really a state, but US territory: The US Virgin Islands.  The highest score there is 21,439 and a mere 175 points will still get you on the first page.  If you lived in St. Thomas, blogging would probably be the furthest thing from your mind too.  Alaska, however, granted that your igloo was Internet connected, would feature blogging at the top of the entertainment list, somewhere between dog sledding and grocery shopping, right Jesse?  Just looking at Jesse's picture I get cold...

 

Newsflash:  Hawaii needs another member.   499 Members strong, Hawaii has the popular Celeste "SALLY" Cheeseman and Randy L. Prothero, as the AR King and Queen of that state.  Texas, with its 7,264, seems to have several AR luminaries:  Jason Crouch, Gary Wolthal, Loreen Yeo, Karen Stone and several other well recognized members. 

 

The two Carolinas are quite competitive also:  to make it to the front page of SC, you must have at least 31,751 points.  NC takes 10,000 additional points for front page placement.

 

Washington and Oregon has fewer members than I expected: 4,727 and 1,896 respectively.  Hey, isn't that where it rains a lot?  Isn't that where Active Rain started?  Come on you guys, you can't let the Carolinas beat you!  North and South Carolina's numbers are 4,731 and 2,384 and we just got Internet last week!  With weather like ours, sunny 300+ days a year and gorgeous coastal turf, we should be right there with the US Virgin Islands...

 

And now we come full circle to the reason I've performed this analysis.  I wanted to find out if ANYONE has over 500,000 points yet.  Guess what?  Someone does.  It's Lenn Harley of Maryland.   With over 565,000 points, Lenn is the undisputed Queen of Active Rain.   The second highest score on Active Rain belongs to Todd Clark, at the top of his page for Oregon, who will make it into the 500,000 points Club shortly.  Florida's queen and king,  Sharon Simms and Bryant Tutas are not too far behind.  Do you guys ever sell Real Estate, or do you just blog for a living? 

 

Having amassed close to 200,000 points myself in my one year and three months here, with 656 blogs under my belt, I have no room to talk.  ...And YES, I do work!  I sell a lot of Real Estate and I run the largest independent firm in North Myrtle Beach.  BUT...  I type fast, I have a lot to say and I love the camaraderie here!  Add to that a true love of competition, a fierce and talented rival, Jeremy Blanton, and you too, will understand why. 

They say that if you want the job done you should give it to someone who's busy.   They're right!  The Top Producers on Active Rain are most likely the Top Producers in their markets as well.  With over 40 clients garnered from AR and an immense amount of knowledge gleaned as well, this has been the best Investment I've ever made in my career. 

 

My day started with an e-mail from my latest client garnered through AR.  She had her condo on the market with various agents for the past two years.  She found me on AR and hired me to sell her oceanfront condo.  That was last month.  Next week we're closing on it.  Her e-mail simply said:  "You guys are awesome!  You have done an excellent job!  Thank you!"

Someone asked me yesterday in a comment on a blog I wrote how I changed the size and color of the fonts.  There are several ways to do this.  But I really only know one way - and I learned about it a few months ago on Active Rain. Isn't AR great!! (Thanks to Candis Hidalgo.)

Classifiedflyerads.com has a good blog enhancer that allows changes to the font size and color.  Here is a link to their enhancer   http://www.classifiedflyerads.com/active-rain-blog-post-enhancer.php  You'll be able to see how easy it is to change the fonts here. 

Once you have completed a draft of your blog on this enhancer, click the source button in the top left corner and click control A to select the entire blog and control C to copy this HTML code.  Now open up your AR blog.  Be sure to select the HTML tab.  Then paste the HTML code/blog from the enhancer right into Active Rain.   

With this blog enhancer photos must have URL addresses.  Because of that it is easiest to add your photos or clip art through Active Rain instead of the blog enhancer.

Humor In Today's Business Environment

 

My ex-husband, the developer, had a way of getting his business associates and clients to perform.  He used humor to brighten up the day and get the desired results. 

  

Being witty is not one my strong suites.  I can do it if you give me some time to think about it, but in real life, you have to perform on the spot.  I've been conscious of this trait that I desire and somehow, just lately, I am witty and humorous on occasion and it really helps.

  

It diffuses an otherwise tense situation.  It makes the work environment more fun and it garners better contributions from agents and clients. 

  

Why not cultivate your fun, witty side?  If you are aware of this and work on it, I bet you'll be better at it by this time next year.

Is there anything short about a short sale?

Not the time frame, that's for sure!

Not the effort!

Not the trouble!

Not the frustration!

...Still we do them... more than I care to admit!

 

Foreclosures Anyone?  Yup, those too.  It took me over a year of intense study to figure out the safe modus operandi.  If you don't have the training, don't go bidding!  It can be a very costly mistake!  Case in point:  We are having the Horry County Foreclosure sale on Monday, December 1st.  That very same day, also at the Horry County Courthouse, they are having the yearly tax sale auction.  You better check to see if the property you're planning to buy at the foreclosure sale is featured on both rosters before you go bidding...

 

REO's...  Ahh!  Now you're talking!  Sweet REO's, the stuff Investors' dreams are made of...  Normal transactions.  No risk.  No waiting.  No frustration.  No wheels spinning in vain.  Allowed property inspections.  Clear title.  No possible entanglements afterwards.  Priced under market.  Real Estate Nirvana!  Sold two last week!

One of my clients always commands respect from everyone.   I have represented him, his family and friends through many transactions.  When he says "jump", I make it happen, regardless of how busy I am. 

 

This man has the respect of his family, his friends and his associates.  When he speaks, people listen.  What does he do that garners him this coveted place of honor?

 

1.  He is ALWAYS very respectful of everyone.  Regardless of status or position, he always treats every person with the utmost respect.  His sentences are punctuated by "Please", "Thank you", "May I" and "I appreciate it". 

 

2.  He never demands anything; he always asks for it politely.

 

3.  His word is golden.  If he says he'll do something, he always does.  He never makes promises he can not keep.

 

4.  He is loyal to his family, friends and associates.  He shows his loyalty by always being there for them, whether it's with advice or special favors.  If you need something, he will do his best to help you.

 

5.  He is always respectful of my time and makes sure I get paid.  He never asks me to discount my services.  He values my professionalism.  He is always fair in his dealings; he never expects "to steal" a property, only to garner a good deal.

 

6.  He never talks badly about anyone.  When he has nothing good to say about someone, he says nothing.

 

Ultimately, He commands respect by always giving it.    

 

What a good lesson to learn for so many people...

Mortgage Interest Rate Alert

 

The Federal Reserve announced a massive new program today to buy mortgage-backed securities.  Up to $500 billion in funds will be used to buy mortgage-backed securities backed by Fannie Mae, Freddie Mac and Ginnie Mae and up to $100 billion in funds will be used to buy up debt issued by those housing agencies. 

"This action is being taken to reduce the cost and increase the availability of credit for the purchase of houses, which in turn should support housing markets and foster improved financial conditions more generally." The Fed said in their statement. 

This latest step strikes at the heart of the current financial crisis, which is the struggling housing market.  Mortgages are staging a huge rally in response to the news.

NEWS YOUR WAY!

 I have said for quite a long time that we need "News Your Way".  Here are the guidelines for this new concept:

For every item of "bad news", the media would be required to give us a piece of "good news". 

Example: 

The economic index fell by another point (bad news).

BUT:

The sale of alcohol has gone up again by another five points (good news).

Another example: 

The overall employment dropped by 2% (bad news).

BUT:

Certain sectors of the work force have shown significant increases by as much as 30% - for example security guards, police, psychiatric facilities' and funeral homes' personnel (good news).

JEALOUSY

I finally experienced jealousy.  Not the typical kind, mind you, but the kind of jealousy that makes me stand up and cheer and applaud with joy.  "If she can do it, so can I" type of jealousy. 

  

What do I covet that somebody else has?  No, it's not a bigger home or a fancier car, or a bigger rock.  No!  It is a yoga instructor certification. 

  

My ex-husband's girlfriend, who used to be pleasantly plump when I first met her three years ago, has been on an amazing yoga journey for the past couple of years and she recently became a certified yoga instructor.  She is now slender and fit, and has that special peace and glow about her that yoga seems to confer.

  

Yoga is the only sport I've not excelled at YET.  Being the jock that I am, I approached yoga the same way I approached all the other sports: competitively and head on.  Boy, did I have a big surprise in store:  yoga is the only sport that takes a different mentality.  The jock mentality will just not do.  I have to learn a whole new set of sports values in order to excel at yoga.  Paying attention to detail, listening to my body, working on balance, breathing, introspection and the one trait I'm lacking most of all:  PATIENCE!!!

Make A Difference!

 

My favorite "Chicken Soup For The Soul" story was the one about the thousands of starfish relegated by a storm to the shores of a desolate beach, and a man who was methodically picking up the starfish and throwing them back in, one by one.  A passerby stopped and asked him why he was doing that:  "Look around you man, there are thousands of starfish on this beach.   You're not going to be able to save all of them.  You won't even make a difference."  The man looked at the passerby, threw another starfish into the water and said: "Made a difference to that one!"

One person CAN make a difference!  We each have certain issues we are concerned about.  Some have embraced preserving the environment, others have a soft spot for human rights.  As a mother, my concern has always been for kids in general. 

The subject of child safety against predators is not accorded the kind of attention it deserves.  In July of 2006, the Adam Walsh Child Protection Safety Act was signed by President Bush.  Unfortunately, the bill signing was merely symbolic, because of a lack of funding.   A year and a half later, the House Judiciary committee held hearings outlining law enforcement efforts to battle child pornography on the Internet. The law enforcement simply lacks the resources to go after these predators.  With the new administration, perhaps more measures will be taken in this regard.  As parents, we should stay on top of this. 

In the United States, between 1.6 and 2.8 million children run away every year, and half of all runaways are girls.  Within 48 hours of hitting the streets, one-third of these children are lured or recruited into the underground world of prostitution or pornography.  In 2000 Congress passed the Trafficking Victims Protection Act.   There is a fatal flaw within the act: because they are US citizens, domestic victims of human trafficking can not be certified, therefore they are not eligible for the services outlined and authorized under this act. 

As a group, Realtors can have a huge voice.  We come from many other professions.  Real Estate is usually a second, or third career.  We are attracted to this profession, because we care about people.  I suggest that we get involved and stay involved.  Maybe this issue is not yours.  Find your issue, and make a difference!

Kids and everything related to them is my issue.  When I hear the word "Mom", I still turn, even when the child uttering it is not mine.  I was at a party once and a young kid fell in the pool.  I was in that pool retrieving the child so fast, that even I was startled at what had transpired.  Automatic pilot kicked in and there I went.  I am not unique in any way.   Most parents feel the same way.  That's why I bet I'm going to find a captive audience here!

There, now you are caught up and ready for your next SEO Lesson today.

By now you should know what keywords your consumers are using to find you and what words are important to them. Remember that these words should be researched through keyword tools on a monthly basis so you can keep on top of any niche words coming down the pipeline.

If you are reading this post and are a member of Active Rain you already know what the SERPS look like and what turns up in searches. When a consumer types words into the Search Engine Search box; they will receive a Search Engine Results Page, the abbreviation for those words is SERPS.

You should be optimizing many pages on your website. Remember from Session III that the Search Engine looks and rank each page of your website individually, they do not rank your entire site. So it is important to use your keywords in a strategic manner to optimize different pages on your website. You do not want to use the same keywords for every page. Make sure it is relevent too.

It is important to look at the SERPS for different keywords so you can get to understand the points of entry and how your competitors are showing up. You want to show up on the first page of Google. We will be using Google a lot during the sessions. It is better to be #10 on page one of Google, then #1 on page 2 of Google.  Most searchers do not go beyond the first page of Google. What they will do instead if they can not find what they are looking for on page one of Google, they will go back and refine their search. Think about your Google habits. How do you search?

The more you learn about what is happening on page one of Google, the more you will be able to capitalize on the opportunity of getting to be number one.

The search engines are similar in the information that appears on their SERPS.

  • Above all the searches there are sponsored ads. People who pay for adwords will have their ads on the right sidebar.
  • The next section is the related searches. This is to help the searcher to narrow in on what they are searching for.
  • Links to the internal searches.
  • There are also content properties such as: Google News, Google Finance, Google Groups, Google Images, Google Maps, Google Video
                                             Yahoo Shopping, Yahoo News, Yahoo Finance, Yahoo Answers, Yahoo Maps, Yahoo Sports, Yahoo Video, Yahoo Directory
                                             Live QnA

The above internal searches are called verticals.

You can get your site into the top 10 search results for your keywords by using these verticals.

For instance, Google Image search is a great way for you to show up if you title and tag your images with your keywords and they are relevant. Image Search can also drive a lot of traffic to your website.

The Google News and the Yahoo News both are very popular and can drive traffic to your website.
These are tools that are sitting right there in front our faces that are there for us to use to get higher on the SERPS yet we most often do not take full advantage of these opportunities.

Individual Search Results are almost the same across Google, Yahoo and MSN.

What is going to show up is The Page Title,  Description and the URL to your Website.


This is why your keywords, Title and description are the most important parts of your website. The SE will go in and grab a snippet of a desription from the page it is crawling to bring back to the searcher. If you can get your website submitted to DMOZ.org, the seach engines will pull from DMOZ instead. DMOZ is the largest human edited website directory on the internet.

Having links going to specific pages on your website will help searchers who narrow their search to find your site; this is called longtail searching.
The more refined the search the more serious the searcher is. It has been shown in studies that the shorter the keyword search the farther out in the buying process the searcher is, the more refined, the longer the search is- the closer to buying they are. Of course the more refined their search is and the more quality content you have to please that searcher, the longer they will stay on your site and the more likely they are to call you.

Again, having lots of backlinks is the secret to good SEO.

How you organize your site and how you make your site easy to navigate for consumers as well as for Search Engines will truly help your rising in the SERPS.

The more popular you can make your site the more the possibility exists that Google will list your site links in the SERPS.


You not only have to make sure the Search Engines like your site but you almost must learn to write well, understand call to actions and writing compelling copy in order to appeal to the consumers to the point that they are exciting about clicking on you.

The biggest way to attract that click is to make sure you have a compelling Title with keywords. While the Search Engines don't have a sense of humor and will not be able to decipher clever headlines, your consumers will. You must find the balance of writing for both. You need to make them both happy.  The title is the first impression so make it a good clickable one. Your description and your page URL are the next parts of what will show up in the SERPS and what has to also tempt the consumer to want more of what you are offering.

Homework for this week is to write a news story and submit it to Yahoo news/Google news and upload images to Google/Yahoo and get links back to the pages on your website where it is relevant. Work on your title, description and URL  over the next week or so. This should always be a work in progress. Even if you have a title already, examine it, check the keywords, make sure that people actually search for your keywords. Spend some time working with your description. We will work on this more in other lessons.

TENANT SCREENING TIPS

1. Always use a preprinted rental application whether it is our generic form or a special company printed form.

2. Full Name: Should include first, middle and last names and any generation, such as Jr, Sr, etc. Include all nicknames and aliases previously used. Do this for all persons to occupy the property. Check to make sure that the drivers license, pay-stub, social security information match up.

3. Date of Birth: Obtain a birth date for each person and likewise verify the with IDCheck or Credit Report.

4. Driver license Number and State: Know what a valid license looks like and examine the driver license for genuineness. Be sure to check the full name, the address, the date of birth, the driver license number, the signature and most of all, the picture. Compare all these items with the data on the rental application form and with the physicality of the applicant. Also IDCheck will verify the applicants drivers license number and state of issuance.

5. Employment History: Get the business's name, supervisor's name, phone number and business address. Ask for copies of applicants pay stubs. Confirm and cross-reference all information with original application. If the prospective tenant is self-employed, ask for copies of tax returns. IDCheck may provide the name & date of Employement.

6.Reference Verification:Have at least three references of persons who know the applicant for a minimum of three years. Make sure the references are checked and confirmed. Although most references will not say something bad about applicant, references can be used as good sources for skip tracing should it be needed later.

7. Landlord History & Movement Patterns: Get the names, addresses and telephone numbers of last three Landlords. It is important to check present and prior landlords, however our professional screeners our careful as present landlord may not provide negative information in order to get rid of problem applicant. IDCheck also reports all addresses on file for applicant for the last 10 years.
