Top Producer, Gold Mine, ACT or Something Else...  Which One Do You Use?

I've been looking for a good lead organization system.  I've had Top Producer before, and it was good, but very complex and it had many features I really did not need. 

A friend of mine uses Gold Mine, but it also seems very complex; a little too complicated for me.

Several people have mentioned ACT, but I've not heard that many good things about it and I am not familiar with it. 

I just need something simple, just a bare-bones system to keep on top of my leads.   Does anyone use a free and easy version that works well?

Waterfall, An Impressive Neighborhood in Little River, SC

It's hard keeping a poker face on when visiting the Waterfall subdivision in Little River.  All your face wants to do  is smile from ear to ear.  It's hard not to, this neighborhood is that beautiful!

Buy Oceanfront For Pennies On The Dollar

I've been looking at dismal figures for oceanfront properties for the past too many months to count.   The results were discouraging at best: only about 1-3% of the inventory was sold every month.

Imagine my surprise when I started looking at figures this month.  Holy Cow:  all of a sudden, this month, the oceanfront properties pending (sold, waiting to close) spiked at 15.36%.  If it keeps going like this, the smart agents will start calling all their investor clients sometime in March/April, telling them that now is the time to buy; the rest of the agents will catch on by June, and the media will finally pick it up by July. 

That means that really smart investors will buy RIGHT NOW, while the gloom & doom is still on, and the Sellers' psyche is depressed to the max. 

 I've been dealing mostly in oceanfront for the past month or so, pushing prices down on oceanfront for my buyer clients, effecting much behind the scenes work. 

Here are some examples of some great deals:

An oceanfront 1BR/1BA in top of the line, brand new building, modern & stylish with all amenities.  It sold pre-construction in the $300,000's...  my buyer got it for $ 155,000!

An oceanfront studio in a four year old lovely condo project, which used to sell for up to $ 230,000 in 2005; I now have an open invitation from a seller who will take $ 90,000 for it.  I'm still looking for a buyer for that one.

An oceanfront 2BR/2BA in lovely Baywatch Resort, which used to sell for up to $ 540,000.  I have a green light from the sellers at $ 289,900.  I just got word of it yesterday and I'm looking to sell that great deal to one of my investors.

These properties are not necessarily posted on the MLS at these prices.  Some of these deals are not even on the market yet.  Sellers, banks and other entities are willing to take much less and close fast.

10 Bad Habits To Acquire as a New Real Estate Agent:

 

1.  When leads call, answer ALL their questions about the property.  Make sure you describe the home down to the most minute details.  Talk at length about the pink tile in the foyer.  Don't bother taking a name and number, why should you?  If they are interested in the home they will call you.  They sound like such nice folks, and you know that if they say they'll call you, they certainly will.

2.  When a lead wants to see one of your company's listings, promptly drop everything and go show it.

3.   Never qualify your buyers!  I mean, they wouldn't be looking if they didn't have the money, right?

4.   Once you get your license, that's it.  No more training.  Hooray!  Why bother with all those stupid designations.  I mean, your average Joe has no idea what GRI, CRS, ABR is.   Just go out there and learn from the school of hard knocks.  That's the way to do it!

5.   Go to the office frequently.   While there, make sure you socialize with as many agents as possible.  When other agents are too busy, find out what the assistants are doing.  If they are too busy also, go talk with any clients waiting out front.   Networking, that's the name of the game, isn't it?

6.   Never set goals!   It's way too intimidating to think of all those things you want.  Somehow it will all work itself out.  Deep down inside you know you will be successful someday.  Besides, life is an adventure.  You don't want to bog it down with too much structure and boring detail.

7.   Kind of have an idea of where all the neighborhoods are.  You have GPS so you'll be fine once you get some buyers in your car.  You never understood all the hoopla about "knowing your inventory", anyway.   I mean, it's ever changing, isn't it?  

8.   When on a listing presentation, be sure to talk about yourself at length.  Don't bother asking the seller too many questions.   Boast about all your accomplishments, your kids' accomplishments, your dog Buffy, you know:  build rapport.   Be sure to compliment them on their fine taste in decorating, even if the home looks like a storm hit it.  You're building rapport here; the first step in getting the listing.

9.   Don't ever call on FSBO's or expireds.  Too many pushy agents do that.  You're not that type.

10.   Follow up is boring.  You know you can create a niche for yourself in this Real Estate business without all that nonsense.   Being successful in Real Estate is all about being at the right place at the right time.

The Secret Of My Success

I always TRY.  I take chances; I jump in.  While others are still scratching their heads attempting to figure out how to do something and over analyze things, I just go in WITHOUT all the answers.  I figure the best way to learn, is to hurry up and make some mistakes. 

One of the best lessons I've taught  my kids, friends, agents, clients:  whatever you want, TRY to get it!  You have a 50/50 chance of success, it's simply in the numbers, the law of averages, and it works.  It doesn't matter whether you think that it will work.  Merely trying, improves your odds by 50%!

Surprisingly, it usually works out much better than originally anticipated.  If you fail, still give yourself a pat on the back just for trying.  9 times out of 10, SOMETHING happens, something other than what you had originally expected.  It usually works out better, not worse. 

If you don't have a sense of entitlement, if you just BELIEVE that good things will happen, if you are polite and nice, you will be surprised by the results.   You want to invite that gorgeous girl out on a date, but think she'll never give you the time of day?  Just go right now and ask her out!   You want a higher split from your broker?  Go in there today and ask for it! You want to call that FSBO, or expired?  Just do it!  Even when you don't succeed, you'll learn something you can use the next time...

Places I've Been... The Good, The Bad and the Ugly: (This has NOTHING to do with Real Estate, my first hobby)

Part 1 of  25 (Travel is my other hobby...)

 St. Marten    The Ugly, but with a good explanation:  Royal Caribbean left us behind and we were stuck on the island for two days.  I arrived back in the US  in the middle of a cold spring, dressed in the very same outfit I had left the boat in, on that hot, sunny day in St. Martin three days prior: skimpy bikini, covered by a short tie up shirt & sheer beach skirt.  Joy! 

 

 San Francisco    Quite a favorite of mine.  It has so many different cultures and nuances, such beauty and uniqueness.  You can find everything here: lots of art, fashion, natural beauty, architecture, great food.  I highly recommend the JW Marriott at Union Square.  It is in the heart of it all, yet it is tranquil and has great views.  The bathroom is all marble with a plasma TV you can watch from your Jacuzzi tub.  If you have a retail license (very easy to get in your own hometown), you can shop at the mart for some amazing deals on jewelry.  I almost bought a $ 16,000 ring for $ 4,000, but since I'm not big on jewelry, I opted to almost buy a $ 5,000 fur coat for only $ 1,600.  Alas, I ended up with some hundred dollar scarf I bought for $ 20!  Whatever you do, don't miss the Golden Gate Park, the Modern Art Museum and Botanical Gardens within it.

Barcelona:    Gaudy is only a word in English, but in Barcelona, Gaudi is a legend, a movement, a culture,

and Barcelona is imbibed with it.  From the famous La Sagrada Familia, to the many structures created by the artist, "Gaudism" is alive and well and oh, so obvious in Barcelona.  The building resembling a particular body part (in the picture) is home to the city's "Water Department"; pretty adequate, don't you think?  Barcelona simply vibrates with life and activity at all times.  LaRambla, the famous street is a must, but there are so many amazing places to visit, you'll never run out of options, even if you spend a month there.

 

 Venice    All the travel books advised against visiting Venice in July, but we had a perfect  day in what I consider to be one of the most enchanting cities in the World.  The streets are so-o-o narrow (made only for walking).  Nothing but beauty imbibed by lovely melodies played by various street artists.  Every building (with the exception of churches and museums) has some kind of business downstairs, and residences on the upper levels.  We stayed till after midnight and I was surprised to find out  that most of the structures were inhabited by local residents.  With the windows wide open to make the most of the light breeze, they were having lively chats during very late dinners.  Ah...  Venice!

Short Sales: Yes! Sell Yourself Short: No!

 

With a barrage of bad news spewing from every media outlet, the consumer psyche is going through some "altered states" right now.   Real Estate in 2008 is oh, so different from the "good ol' days"...

If you are doing business the way you used to, wake up and smell the ...  !!!

I've compiled a list of my observations of this market and ideas to help improve your productivity.  Please add some more suggestions of your own!

•1.                  Short sales, foreclosures and REO's.  Three very different entities.  If you still don't know which one is which, get yourself educated right here on AR.  Just go under the "Search" tab and type in each term, then read the hundreds of blogs AND the comments on each subject.  This is Street Real Estate 101, Baby, make no mistake about it!

•2.                  Lease To Own, Lease With Option To Buy.  This is a great vehicle for first time buyers, or buyers with bruised credit.  Many lenders will convert a Lease To Own Agreement, properly seasoned for one year, into a regular loan.  Tell your "Lease To Own" clients to ALWAYS pay by check (to create that paper trail lenders need for that conversion), and to ALWAYS pay on time.  Statistically speaking, 50% of the Lease To Own Buyers walk away from the deal without buying, and the Seller gets to pocket the extra money and sell the property again, so it's an easy sell for the Sellers as well...

•3.                  Owner Financing:  With the Lender's Goody Bag almost empty, this one is becoming more enticing than before.  You can amortize the loan over 30, or even 40 years to get the payments down, and make it all due in 2-3 years.  Hopefully by then, the Buyers have cleaned up their credit and convert that loan to a conventional one.  Hopefully if the market turns by then, they'll have some equity in the property, which will make it that much easier.

•4.                  Contract of Sale, Land Contract of Sale:  I've seen them done even with a mortgage in place; just know that if the lender finds out about it, they can call the loan due.  Easy way to get into a property even when you don't have all your ducks in a row.

•5.                  Fractional Ownership:  Why buy the cow for a pint of milk?  For vacation properties it just makes sense.  Create your own fractional ownership by creating a TIC (Tenancy In Common) with your friends, or family.  You all share in the joy and responsibility of ownership for a very affordable price.

•6.                  Invite your favorite Lenders to speak to your group with regularity.  The mortgage rules and regulations change almost daily.  Without the money, there is no business, honey!  Learn all about the current trends in lending.

•7.                  Familiarize yourself with 1031 Exchanges.  Don't be a do-do bird!  This is the vehicle most investors use; you simply can't be ignorant about it... 

Short sales: Yes!  Sell yourself short by not changing your practice to refect today's Real Estate Environment: NO!

Myrtle Beach Oceanfront Condos

Myrtle Beach Oceanfront Condos-January 2008 Sales:

 

There are currently 2,699 Oceanfront condos available for sale in the Myrtle Beach Area, also known as "The Grand Strand Area" (aptly named for its 26 miles of Beach).

Only 42 Oceanfront Condos were sold between January 1, 2008 and January 31, 2008That means that only 1.56% of available inventory was sold during the month of January 2008. 

 

Available Oceanfront Condos:

 

The least expensive condo available for sale is priced at $ 75,000.  It is a furnished efficiency unit located at Landmark Resort.  It is a short sale.

The least expensive 1BR/1BA unit is priced at $ 87,000.  It is a 550 sq. ft, fully furnished unit, located on the 6-th floor of the Bluewater Resort.

  The cheapest 2BR/2BA unit is priced at $ 149,900.  It is a third floor walk up in a 21 year old building at Myrtle Beach Resort.  It is fully furnished and measures at 800 sq. ft.

The most affordable 3BR/2BA unit is priced at $ 269,900.  It is a 17-th floor, fully furnished unit at Sand Dunes.  It garnered $ 31,283 in gross rental income in 2006.

The least expensive 4BR/3BA unit is a 1,750 sq. ft, fully furnished unit located on the 4-th floor at the Ocean Bay Club.  It is priced at $ 429,900.

 

Sold Oceanfront Condos:

 

$ 70,000 marked the lowest price oceanfront condo transacted in January, 2008.  It was a full y furnished efficiency unit, under 400 sq. ft, located on the 7-th floor at Landmark Resort.

 

$ 1,050,000 was the price of the most expensive oceanfront condo transacted during January.  It was a 3BR/3BA, 3,000 sq. ft, fully furnished unit located on the 17-th floor of the ritzy Margate Tower. 

 

The cheapest price for a 1BR/1BA unit sold during January was $ 140,000.  It was a 787 sq. ft., fully furnished unit on the 3-rd floor at the Pinnacle.

 

The least expensive 2BR/2BA unit sold was $ 167,500 for a 908 sq. ft., fully furnished unit on the 8-th floor at the Renaissance Tower.

 The cheapest price on a 3BR/2BA oceanfront condo sold in during January in the Myrtle Beach area was $ 330,000.  It was a 1,150 sq. ft, fully furnished unit located on the 6-th floor at the Ocean Reef South Tower, a 4 yr. old building.  It was originally priced at $ 469,900 when it was first offered for sale in June 2007. 

 

Nothing larger than a three bedroom unit was sold during January.

Active Oceanfront Condos - Available for Sale:                  

There are currently 650 oceanfront condos available for sale in North Myrtle Beach.    

The lowest priced condo, at $ 109,000, is a 400-450 sq. ft efficiency unit located on the 18-th floor at Baywatch Resort, a four year old oceanfront project with great amenities.

The most expensive available condo in North Myrtle Beach, priced at $ 2,090,900,  is a 5 Bedroom, 4 Full Baths, 1 half bath, over 3,000 sq. ft. unit at the luxurious North Beach Plantation, currently under construction in the Windy Hill section of North Myrtle Beach.

Sold Oceanfront Condos - Transacted between January 1, 2008 to January 31, 2008

Only 11 oceanfront condos transacted in the North Myrtle Beach area during the month of January, 2008, thus, only 1.69% of available inventory sold during the month of January, 2008.

The lowest priced unit transacted at $ 152,000.  It was a 1BR/1BA unit at Beach Cove, in Windy Hill.  It was a furnished, 551 sq. ft. unit on the 6-th floor. 

The highest priced unit transacted at $ 389,900.  It was a 2BR/2BA, 1,075 sq. ft. penthouse unit located on the 19-th floor at the Prince Resort in Cherry Grove.

The best buys of the month were:

A 2BR/2BA oceanfront condo at Crescent Beach Villas, sold for only $ 179,900.  The Buyer was represented by Buyers' Choice' own Darlene Olivo, the DARling of Real Estate.  The condo was fully furnished and measured 900 sq. ft.  The lucky buyers are delighted with their purchase.

A 3BR/3BA oceanfront condo at the new Avista Resort in the fine section of Ocean Drive sold for $ 385,000.  It grossed $ 48,516 in rental income last year.  It measured 1,500 sq. ft. and it was sold fully furnished.  Located on the 8-th floor, it was originally offered for sale at the price of $ 509,900 in July of 2007.

Look, Buddy, I Didn't Make This Market; I'm Just READING It!!!

Why in the World do agents think they have to somehow stir the magic pot of real estate and obtain something else, other than reality?  They are so protective of their listings, guarding them against lower pricing like a mother hen watching over her chicks.  Six months later the listing expires and some aggressive agent who carries a thousand listings garners it at a 30% price reduction.... 

Listen up all you Real Estate Mother Hens: The market is what it is!  I didn't make this market; I'm just reading it ACCURATELY, thank you very much! 

I brought a "Reality Price Offer" on behalf of one of my Buyers a couple of days ago and the listing agent called me back today with the answer.  No, the seller did not agree with my Buyer's point of view and will continue to keep the home on the market.  The agent seemed a little perplexed by my offer and asked:  "Aren't you concerned about the comps?  Don't you have a listing a few doors down from this house", she asked.   "Yes, we certainly do have a listing a few doors down.  And yes, I told those sellers the same thing I'm telling your sellers: an offer that may appear too low today, may be tomorrow's high offer.  I didn't make this market.  I'm just reading it!"  Correctly, I might add...

Stop protecting your listings against Reality Pricing!  The market is what it is...  Stop losing your clients' money and embrace Reality.  The market is not moving up; the sooner your Sellers accept that, the sooner they sell and stop losing even more money!

Shalimar, an Oceanfront Condo Project in North Myrtle Beach, SC

Shalimar, is a twenty year old, concrete and steel, oceanfront project located at 2908 N. Ocean Blvd. in Cherry Grove, North Myrtle Beach, SC 29582. 

It is well maintained and has a great location within walking distance of Sea Mountain Highway, the main thoroughfare of Cherry Grove Beach.

Shalimar is a one solid tower located right on the sand, comprised of two and three bedroom units with great views of the Atlantic.  It has an in ground pool.  A three bedroom unit at Shalimar was selling for $ 89,500 in 2002.  Here is a history of all MLS activity at Shalimar since 2004:

When dealing in Oceanfront Property, you need to ask a lot of hard questions.  Obtain and read the Master Deed, the CC&R's, The Budget, the minutes to the latest two annual meetings, the Master Insurance Policy.  Find out what the rental income is, the taxes, insurance, etc.  Hire an inspector to conduct a thorough inspection.  Cross your T's, dot your I's, or just hire me and I'll take care of it all.  No surprises, just a smooth, flawless transaction.

Is North Myrtle Beach a Sleepy, Quaint, Fishing Village or a Tourist Mecca?

                                                                               

The answer is: BOTH!        

With water taking up much of Cherry Grove Beach, and homes perched on top of canals a la Venice, Italy, this part of North Myrtle Beach is still reminiscent of the past, when shagging was the most exciting thing happening here and fishing was the other hobby.  A single family home starts in the $ 300,000's, still a bargain compared to other coastal areas.  With high end projects such as "Prince Resort", parts of Cherry Grove is starting to resemble the illustrious South Beach.   With prices in the $ 200,000's for an oceanfront condo in this famed project, this is still a good entry level vacation home for the average investor.

Ocean Drive: with majestic million dollar homes and wide stretches of fine sand, Ocean Drive and Tilghman Estates sport the most enticing environment for the privileged few who can afford the luxury.  The Surf Club, the famous Beach Country Club takes many acres of this beautiful place, but the average Joe can still make do with a nice Oceanfront condo at Avista Resort for under the $ 200,000 mark.

North Myrtle Beach's Main Street, the Shagging Capital of The World is where you'll find the famous "Fat Harold's", the Place to be and be seen if you are quick on your feet - as in dancing, of course...   With quaint little shops and vibrant pubs, evenings here are quite ebullient.  The Christmas Tree Lighting Ceremony, the St. Patrick's Day Parade and many other events take place here, the heart of North Myrtle Beach, the nucleus of activity of this place.

Crescent Beach, to the south of Main Street is a mix of small condo buildings along side beach homes and huge concrete and steel structures.  Here you'll find the popular Baywatch Resort, a three tower complex on the sand with superb amenities. 

Atlantic Beach, only four blocks wide is morphing rapidly.  Much of the oceanfront has been recently transacted and awaiting development.

The southernmost part of North Myrtle Beach is Windy Hill Beach, a wide stretch of Beach, densely populated with large condo projects and the occasional beach home.  This is where Beach Cove resides and where the new multi million dollar development encompassing 50 acres of prime land is currently under construction.  Known as North Beach Plantation, this is a high end project, where a 5 Bedroom oceanfront condo is selling for the not so paltry price of over two million.  Within walking distance of Barefoot Landing and only a few minutes away from Colonial Mall, Tanger Outlets and Restaurant Row, Windy Hill is in the center of it all.   The famous Alabama Theater and The House of Blues reside right across the street, within Barefoot Landing.

Multiple Offers - How Do You Handle Them?

DESPERATELY SEEKING YOUR ADVICE!  PLEASE HELP! 

It's hard to believe, but in the last couple of weeks I've had not one, but two multiple offer situations on two of our listings.  I know the press is still hammering hard on the despicable Real Estate market, but we've been as busy as we used to be in 2005!   

Before you get too excited, the offers are low, the sellers are hit hard, and it's not all a bowl of cherries, if you know what I mean.  That being said, the Buyers are making the offers, and the Sellers are still rejecting them.  Did I just say that? 

I had several multiple offer situations in 2005, and I was as confused then about them, as I am today.  I ran it by several attorneys AND our State Association of Realtors Legal Department.  Alas, there was no consensus on this subject in 2005, and there is none to be had today either.  The head of legal at our state association texted me back today in response to my question: "SCR recommends you advise client to speak with their Atty b4 countering more than one simultaneously."  Wow, gee, thanks!  That helps me a whole bunch!!! 

I guess they are all waiting for legal precedent to be set within South Carolina!  Well, I don't want to become "the precedent"!

Help!  What's the dictum on multiple offers in your state?  Please do tell; it looks like we'll have many more in this market!

I've Been Meme'd. Should I Disclose That I Was Born In Transylvania?

No, they'll never believe me.   If I throw in the fact that we lived only two blocks from Dracula's castle, that would really take the cake.  Few people know the reality behind the myth of Dracula, Vlad Tepes, nicknamed Vlad "The Impaler", a much revered Ruler of the Romanian people.  He stood up to the Ottoman Empire, and he cleansed the country of thieves and criminals. 

Maybe I should share the story about my parents leaving me alone and in charge of our family at the tender age of 13 when they defected Romania (I was the oldest, and I was always a bossy kid who fended quite well for herself).   No one would believe that one.  Child services would be right on top of that here in the US...

Perhaps I should share the story of how my dad went on a hunger strike in front of the UN building in order to garner media attention to our plight.  His sacrifice worked: Mr. Kissinger and Mr. Javitz intervened on our behalf and soon thereafter we were allowed to leave Romania and be reunited with our parents here in the US.  That was one of the happiest days of my life; I was 15 and I had been without my parents for two entire years (an eternity at that age).  There were many tears of joy that day....  But that's too sappy; I shouldn't disclose that.

Maybe I should talk about how my parents arrived here with only $ 125 to their name.  They both worked several jobs, many shifts, most days of the week for a couple of years, while saving every penny to open their first business here, the first of many to follow.  That's not a very plausible story either....

I guess the worst of the bunch would be disclosing that I don't like doctors and that I follow a more holistic approach to healing, including giving birth to both of my children at home.  No one would believe that my mom delivered my first born, by choice, not accident.  It seemed very natural: she loves me the most, she brought me here and I wanted her to deliver my first child.  We had a doctor and midwife present who watched and coordinated the event. 

Giving birth and raising my children is the highlight of my life and the accomplishment I am proudest of.  My son, Alex is now 23.  He graduated Magna Cum Laude from "The Citadel" (The WestPoint of the South) and he is now a Marine Officer serving our country.  My daughter, Amanda, 15, is an honors student and first chair flute.   "My other son", Jerry, 23, whom I raised for a few years, and who looks and behaves more like me than both of my natural children, is a mortgage broker and the funniest comedian I know.   I just adore all three of them, and would do anything for them.  I am so proud of them; they've all followed their hearts and have pursued their passions; each one unique and extraordinary.   Maybe this is a bit too personal for a meme...  Strike this too.

•1.       I love to travel! Growing up in communist Romania I wasn't allowed to cross the border, so the first thing I did after receiving my US citizenship was to get a passport.  Everyone in my family has a passport and we use it a lot.  I have seen the entire United States, parts of Canada, the Caribbean and Europe.  I take at least 3 vacations a year and go somewhere far away.  I go somewhere close almost every chance I get.   I have friends all over the world.

•2.       I speak and understand several languages, some better than others.  I am fluent in only two.

•3.       I believe in serendipity and my life is a series of random events that are beautifully orchestrated to mean something.  After three years together, my boyfriend is still amazed at my "luck".  Good things always happen to me.   The week all 10 of my agents, plus my office manager left me to join another brokerage, a lady I was trying to recruit for two years called to inform me that she was finally licensed and ready to work for me.  She was my Jack of all trades: office manager, assistant, buyers' agent, and recruiter.  She is still with me, God bless her, my dear Annie, and I now have the best team I've ever had!   Then there is the story about the ants eating the termites at my house preventing a termite infestation, and many other such gems...  Serendipity, I believe in it and it believes in me!

•4.       I love to read!  I read mostly non-fiction, because I want to know as much as possible, as soon as possible (thus my affinity for AR).  As a foreigner, it was hard finding my voice in a new language.  I still underline in pencil the words I don't know, then extract their meaning from the dictionary and carry them with me on index cards until they become mine. 

•5.       I'm a fitness buff.  I jog regularly; I practice yoga and weight training.  I used to figure ice skate as a kid; now I rollerblade.  I enjoy the outdoors and spend as much of my discretionary time outside as possible.  All my kids are very athletic and we sometimes train together.  I've run a 5K race with my son, Alex, and competed against him in a duathlon.  I won it and all his friends gave him grief: "Dude, your mom beat you!"  I asked him to go back and remind them that I also beat them...

Thank you Michelle Casey for meme-ing me!  I bet you didn't want to know that much about it!  I can't help myself.  I've had a very exciting life, I drive at full speed all the time, and I love being alive!  It is such an amazing journey and I have been so blessed with good health, great family and friends, and an amazing journey.  I thank God every morning for allowing me to enjoy yet another day!
