Who Needs Prince Charming When You’ve Got Dopey?

 

Is it any wonder that as women we have such misplaced expectations of the opposite gender?   The notion of “Prince Charming” fostered by all the fairy tales we grew up with practically ensures “Relationship Failure” in adulthood. 

 

Take Snow White and the Seven Dwarfs for example:  Gorgeous Prince Charming just whisks by and gives her that magic kiss that wakes her up from the dead and they live happily ever after, or do they? 

 

Where was Prince Charming when Snow White needed help?  He was probably at the gym primping up… 

As for me, I wish that Snow White had ended up with Happy, Dopey or Doc.  Prince Charming’s enticements can only last so long; after a while, you are left with the substance of a man...  His character, loyalty and dependability suit a girl a heck of a lot better in the long run than all of the Prince’s Charms…

The Innocuous Adventures of a Newly Minted Single Girl

We decided on Japanese.  Right after my evening jog, my daughter and I descended upon our favorite Sushi Bar for a nice Friday night dinner and chat, catching up on each other’s lives after a busy week.  Nothing special, just a relaxed mother/daughter dinner in blue jeans and T-shirts, hair up in pony tails.

 

I felt him stare at me all evening.  He was with a group of people.  I didn’t pay much attention to it; I am fairly impervious to these things.  I can’t pretend that I didn’t notice him, because I did; it was hard not to: he was a very good looking guy. 

 

My daughter left to get the car; I stayed to settle the bill.  I said good night to our favorite waitress and made my way towards the door, stopping at the front desk for some mints.  There he was by the front door waiting for me.  He seemed a little uncomfortable and a bit apologetic.  He handed me a tiny scrap of paper and with eyes open wide, almost child like, he urged me to call him in the sweetest tone.  I said OK, smiled and left.

 

When I got into the car, I unfolded the small scrap of paper.  It was actually a straw cover with his name and phone number neatly written on it.  I just smiled.  It was a sweet gesture from a good looking man who went out of his way to let me know that he wanted to see me again. 

 

I recently ended my five year relationship.  As a matter of fact, just today I revised my Facebook profile to reflect my newly acquired “single” status.  If tonight is any indication of things to come, I think I’m going to enjoy this. 

 

To all my single friends out there: go ahead, give me some advice; this is all new to me.  It seems that I've been paired up for most of my adult life.

Isn't it amazing that George Carlin - comedian of the 70's and 80's - could write something so very eloquent...and so very appropriate.

A Message by George Carlin:

The paradox of our time in history is that we have taller buildings but shorter tempers, wider freeways , but narrower viewpoints. We spend more, but have less, we buy more, but enjoy less. We have bigger houses and smaller families, more conveniences, but less time. We have more degrees, but less sense, more knowledge, but less judgment, more experts, yet more problems, more medicine, but less wellness.

We drink too much, smoke too much, spend too recklessly, laugh too little, drive too fast, get too angry, stay up too late, get up too tired, read too little, watch TV too much, and pray too seldom.

We have multiplied our possessions, but reduced our values. We talk too much, love too seldom, and hate too often.

Best I-Phone App of the Week:

After trying a bevy of mortgage calculator applications I finally had a Eureka moment this week when I found my one and only, hands down the Best Mortgage Calculator around.  It’s called CalcsFree – Mortgage Calculator - With Estimated Tax Savings, from Mortal Geek LLC.


This thing is remarkably easy to use, yet it is packed with everything you could possibly need.  Simply put: it makes me look good.  I can zoom through and paint an accurate financial picture, which I can immediately e-mail to my client.  You can whip out a 5, 7, 10 year financial analysis showing interest and principal paid, pre-tax, after tax, the whole nine yards.  You can include all other costs associated with ownership, so your client can know exactly how much money to budget for the property he's considering.


I am deleting all other mortgage calculators from my I-Phone.  I will need no others.  CalcsFree is now my one and only!  I would gladly pay quite a bit for this little gismo, but you know what?  I don’t have to, because it’s free!  Go ahead and see for yourself!  If you can find a better mortgage calculator, I want to know about it!  I do believe I’ve tried them all.


The Worst I-Phone App of the Week:

The loser this week is VoiceThis, a voice recognition application that is supposed to give you instant voice dialing.  It cost me 99 cents and I should not only get a refund, but should actually charge for the numerous attempts I’ve made to use this lame excuse for a voice recognition app.  I say Tomato, it says Tomato and that’s fine by me, but when I ask for Thomas Cunningham and it dials Donna Long, I have a problem!   Just don’t do it!  Don’t waste your dollar on this lame application!

The Life Energy of Money

 

 

There is a universal law of money.  People who hold on to money too tightly suffocate the energy of money; thus by trying too hard to keep the money, they are actually stifling the flow of money coming towards them. 

 

Working this arduous short-sale/foreclosure market has certainly cemented this belief.  It is very obvious that ‘Penny Pinching’ people who try to take advantage of others have a higher incidence of loss.  Being involved in property management has been eye opening for me.  The owners who don’t care about anyone else but themselves have a much higher incidence of loss through foreclosure. 

 

Reasonable people who care about others and who are generous with their money continue to prosper even in these trying times.  By giving, the flow of money is released and we are assured ample abundance.   What are your thoughts on this?

"The Big Score: Getting and Keeping It" Credit Scoring Book Review

Note:  I purchased this book for use in advising my mortgage loan clients.  I did not receive a free review copy nor am I being compensated in any way for this review.

Linda Ferrari's new book, "The Big Score: Getting and Keeping It" (Consumer Power Press, 2008, $29.95, ISBN 978-0-615-22860-0) is "The Real Deal".  It is both a blueprint for self-help in credit score education and improvement and an indispensable reference work on the credit scoring industry in general.  It is fast paced, full of useful information and advice, and organized to help anyone navigate through the credit maze.  It is available at a discount directly from lindaferrari.com or through all major booksellers.

The book has 22 chapters, beginning with an overview of why credit scores are important to all of us, then goes deep into how credit scores are calculated and what one can do to optimize each facet.  There are also special chapters on divorce, bankruptcy, and advice for homeowners in distress.  Each chapter ends with a section called "The Real Deal" which summarizes the chapter's main content.

The book also does a considerable amount of myth-busting and correction/clarification of commonly held misconceptions about managing one's credit information and reputation.  Even if you have excellent credit, this book can help you maintain it by avoiding mistakes and actions that could compromise your situation.   The chapter on identity theft was a wake-up call for me as I realized some of the things I have done created unnecessary exposure to this very real problem.

As with any self-help manual, to really get the most of her advice will require some work on the reader's part, especially if trying to fix their credit.  It will involve gathering documents, writing letters, making phone calls, and following up.  Although this all may seem overwhelming at first, the book's step-by-step orientation breaks it down into manageable tasks.

Ferrari also owns and runs Credit Resource Corp. a credit improvement and education service.  If a reader doesn't want to "go it alone" then they can sign up to work with her company and get guided through the process.  I have personally referred clients to CRC and been impressed with the company's follow up and thoroughness.  But you must realize that you will still have to do some work to achieve success.

For professionals whose clients need direction and counseling about credit, this book can be an excellent reference to help you give better advice.  For example, many homeowners in distress don't know the different impacts on them between the options of deed-in-lieu, foreclosure, bankruptcy, and short sales.  Each of these approaches differently impacts credit and ability to purchase a home in the future.  For people in financial distress, there are chapters on debt relief, handling collections, and bankruptcy.

The book also contains good external references to dig deeper, including case law and websites.  Ferrari has worked hard to establish herself as a leading expert on the credit industry, and has shared her hard-won expertise and knowledge in a thought-provoking and useful book.

Brisk Activity at Margate Tower in Myrtle Beach

In spite of the much publicized “slow” market, 21 condos have been sold at The Margate Tower in the first half of 2009.   Sure, the prices are not what they used to be, but judging by this activity, Buyers have certainly shown their confidence in this project. 


My favorite unit at the Margate Tower is the “02” unit, which has the best views in the building.  The ample terrace/balcony wraps around this 4BR/3BA, over 3,000 sq. ft. condo and confers some amazing views of the ocean and the beach.   In their heyday, these used to sell for over $2MIL.  This year, unit 1802 sold for the incredible price of $725,000.   Can you say:  ONE LUCKY BUYER?

Important Foreclosure Crisis Update and My Own Musings About This Market

A new report from the Boston branch of the U.S. central bank warns that servicers have been reluctant to renegotiate mortgages since the foreclosure crisis started in 2007.   Regardless of the workout scenario – whether short sale, deed in lieu of foreclosure or loan modification, the Federal Reserve economists who spearheaded the research concluded that lenders invariably expect to recover more from foreclosure than from a workout scenario.


In analyzing a database of more than 650,000 residential mortgages, the researchers were able to document that during the past two years, lenders and their servicers performed payment-reducing modifications on only about 3 percent of seriously delinquent loans, and another 5.5 percent received workouts that did not lower payments.


In the meantime, RealtyTrac released the latest figures in Foreclosure Filings for May:  321,480 - Down 6% from April, Up 18% from 2008.  My own closings on REO’s have been delayed last week due to the deluge of foreclosures in this county and the inability of our system to process the Master in Equity Deeds. 

 

My 80 hour weeks spent dealing with these Short Sales and REO’s have impacted my own life in ways that are difficult to explain.  My family is urging me to reevaluate my practice and scale down on the number of transactions I take on.  Each deal is laced with a multitude of problems, an obstacle course of sorts.  Although I very much enjoy the work and the results, I have to agree with the people who love me: after it’s all said and done, I am left with very little time and energy for a quality life. 

 

For those of you deep in the trenches of this arduous market, I have two questions:

Health We Go... Dispelling the Socialized Medicine Myth:

Yesterday I posted a blog about Obama's new Health Care proposal.  I embedded a video with Obama's speech at the AMA, in which he gave a thorough overview of his plan.  I have received e-mails from some of my fellow AR members denoting the many horrors of other, supposedly flawed Health Care systems with the warning:  "Be careful what you wish for!"

As a poor immigrant to this country, I have witnessed firsthand the horrors of our own system, where a lack of insurance garners you a place in the sitting room of the hospital emergency facility and not much more.  After a major heart attack, my father was simply shuffled around the emergency waiting rooms for many hours without an examination or treatment and sent home with directions to take two aspirins if he felt ill.  We did not have health insurance and that hospital did not take kindly to folks like us... 

That was many years ago.  We are no longer poor immigrants and yes, we do have health insurance that we pay a mint for.  My experience with the "benevolence" of medical facilities in America ensures that I will pay my last dime to stay insured...

The video posted in yesterday's blog gave detailed information about Obama's plan.   While I appreciate everyone's point of view, I urge you to watch the video first, before deciding on the value of his proposal.  It is infinitely easier to just follow the well paid media mongers, point fingers and sentence Obama's proposal to "socialized" medicine status.  The very word sends shivers up and down our spines, mine included. 

The proposal does no such thing.  It simply offers a healthy dosage of competition for the fat insurance corporations and some brilliant new ways to update an antiquated system and bring it into the new technology era.  I urge you to watch the video, then, tell me what you think of his proposal!

Pharmaceutical companies paid lobbyists $22.5 MIL in the first three months of ’09 to protect their interests.  In contrast, Families USA, a consumer group on health care has spent $10,000 on lobbying this year after spending only $32,000 total in 2008.

Myrtle Beach Oceanfront Home Prices Drop 38% !!!


In January I posted a blog showing the sales activity on Myrtle Beach Area Oceanfront homes for the previous 6 months.  The first table below denotes the sales activity for the last 6 months of 2008. 


I just pulled sales activity for the first 6 months of 2009 on Myrtle Beach Area Oceanfront homes, denoted here in the second table below. 


I was stunned to find a 38% price drop on the per square foot sales price of these homes for the last 6 months activity compared to the previous 6 months’ period.  Incredible, but true!   


Here are some great Oceanfront buys that transpired during the past six months:

A Duplex sold by yours truly…  Yes, I had the pleasure of representing Buyers in this extraordinary deal, making it the most affordable oceanfront duplex sold in the past 6 years:  A total of 10 Bedrooms and 8 Bathrooms set in the sand in a most idyllic location with extraordinary views for a mere $850,000. 




The least expensive Oceanfront Home transaction for the past six months was a 42 year old 4BR/2Ba Home in Cherry Grove Beach, sold for the incredible price of $650K. 


The most expensive Oceanfront Home transacted in the past 6 months was this extraordinary Oceanfront Mansion.   With a total of 7,250 sq. ft. of gorgeous custom construction, this majestic 5BR/5BA/2HBA was a Bank Owned property and sold in June for only $2.1MIL.

We currently have 143 Oceanfront Homes available for sale in the Myrtle Beach Area.  That means that only 1.05% (1.0489 to be exact) of our Oceanfront Home inventory is being sold per month.  At that rate, it will take almost 8 years to deplete our current inventory.  I guess you could say that if you are an Oceanfront Seller, you are not faring too well.  Oceanfront Buyers?   This may be a good time to go shopping for that Oceanfront Home in Myrtle Beach!
