I did my first LIVE walk-through today. Most of my investors close by mail. One of my assistants or I usually perform the final walk-through. We typically inspect the property and take pictures of everything and sometimes even shoot video, which we then e-mail the clients.
Today was different: my clients were many miles away, watching their new property on their computer monitor at the very same time I was going through it. When they wanted to see a detail of their new condo they just asked and I would turn the camera that way. They looked inside the cupboards, the bathrooms; it was almost as good as being there. I must admit, it was pretty cool. My very first live walk-through; what a treat!
I went on to shoot several live videos today: one of the locksmith who changed the locks on the property and told me some incredible stories while he was refitting the cylinders, a few others for a client out of New York who wanted to make an offer on one of my listings site unseen.
I shot everything with my 3G iPhone and saved it all on the UStream website. I watched the videos tonight and I must confess, I still need to tweak this whole “live videotaping thing”. One of the main issues was the sound quality. My own daughter heard the video and did not recognize my voice. It sounded like I had a speech impairment every time I uttered the letter “S”; taped from behind the iPhone, my words sounded very flawed. The person talking in front of the camera sounded infinitely better.
When taping live video it appears that you need to move at a much slower speed, otherwise the images get garbled. You also need a lot of light, more so than when you shoot regular pictures or video.
In spite of the sound distortions and all the other imperfections, shooting live video of my walk through proved extremely helpful. If you want a quick tutorial on streaming your very own live video, check out my post: Your Realtor Coming to You Live – Part 2.
