I Liked My Job A Lot Better Before...

I don't know about you, but this really gets to me: having to give my sellers the BAD NEWS!   I shudder when the Seller says: "I bought it last year or the year before, and I really need to sell it now!"  Ouch!

Upside down almost every time...  bring a lot of money to closing or find other avenues to deal with the problem. 

If I go easy on the Seller and let him push me into a higher listing price, I live to regret it every time, for if I am not aggressive enough now and get it sold, it will garner that much less a few months from now...

It's a tough job right now: convincing the Sellers to take a LOT less.  I ask to present the offer directly to the Seller nowadays, for if the Seller's Agent is weak, there is no deal to be had.  With so many choices currently available, the Buyer just makes another offer elsewhere.  Yes, it's good for my Buyers, but somehow it doesn't feel like a Victory; the Seller is really getting beat up in this market... 

I just hate it for my Sellers, but I did not create this market, and I glad that I am very good at navigating it!  The better I am at my job - pricing the property correctly and marketing it aggressively - the less money my Sellers will lose.

Rosemary hit the nail on the head. This too shall pass. It's the stomach ache until it does that is so unpleasant.

It's never easy, yet we owe it to our clients to be direct and straight-forward as dfficult as that may be at time. One of my long-time cients said to me "Lynda I respect the fact that you tell me what I need to hear, not what I want to hear".

You have a great perspective Mirela!  None of us can control the market, but what we can do is help our clients through it, doing what we can to make sure than any negative impact is minimized.

I consider myself fortunate to be in Dallas where the negative impact has been significantly less than in many other parts of the country!

Yea but it is what it is, tell them what it will take to get it done, if they don't believe you hit them again in six months when they are still sitting on their home.

I just submitted my blog and got tied up for a few minutes reading the delicious blog by Gene Wunderlich titled "Dr. Greenspanstein's Monster and Gambler Mae" , which I wholeheartedly advise all of you to read.  When I returned to my blog, I was amazed to find 5 comments already there!!!  With only 800 of you on-line, that was truly unexpected!  I must have hit a raw nerve!  Thank you all for the comments!

Well, thought provoking.  The hard stuff goes with the territory.  That is why we are so good at what we do...we care.  We care enough to improve our skills for the client and we care enough to be there for them even with the bad news.

Mirela- I know what you mean. Currently I have two properties on the market. They are both the cheapest for the year built by 10 years. Even being the cheapest in the zip code, we still arn't getting showings.

It stinks when you have to tell a seller that they won't make any money from the sale of their home.  But....  There is a small silver lining... Remind them that even if the house sells for the same price they paid 2 years ago, they've lived rent free and had a great tax write off!

You are absolutely right. "Seller is really getting beat up in this market"... Unfortunately is not in our hands to be able to protect the seller in getting what he expects. I only hope that won't be like this for ever. Sooner or later the market will bounce to the fair market.
