I am seeing these all over the place in our market:  on the mls, by e-mail and in print.  I use different formats, although I wouldn't mind plagiarizing: "Home comes with the boat..."

Aloysius:  Our condo absorption rate is over 3 years... 

About a fourth of our transactions are distress properties (REO's, SHORT SALES, FORECLOSURES).

I have never found public desperation to be a good selling point. I tire of those types of sign riders--kinda makes the whole sellers' group look bad.

CB:  I hate to say it, but, the whole sellers' group DOES look bad right now!

The headings are simply a reflection of the market...  The fact that they don't work, that's a different story...

Motivated sellers eh?  Aren't all sellers motivated or do they just want to keep their house clean every day, enjoy leaving their home at a moments notice, and love living in a museum?

I have some inventory I want to move; I may use some (or even all) of these ad lines.  lol  With so much inventory we do need to find a way to get our listings noticed.  I agree, pricing is key but we also need to get noticed.  I've thought about getting the "dancing girls" out for my next open but haven't done that yet... lol

Well we haven't quite gotten to this point yet on ads in our area but I suspect we aren't immune with all the uproar in the banking and stock markert world this week .
